About us

Thank you for your interest in our service for selling your Spanish property. We are a family run company and have been established in Spain for thirteen years now (established beginning of 2002). During this time we have built up an in-depth knowledge of the Spanish property market including inland areas as well as the coast. From the start we covered a wide area as we wished to offer our buyers a greater choice than the typical local estate agent. We are proud to have built up a good reputation as an ethical agency who "goes that extra mile" to ensure a first class service for both buyer and seller.

We offer all our vendors full estate agency services and advertise all their properties throughout Europe in different languages. We also offer vendors a choice of a low sales commission or a very low fixed fee so that their property can be offered at the lowest possible price with the best chance of attracting a buyer.

We also have a section on our website for private owners to list details of their property and buyers can contact the owners directly. This very low cost service is for owners in residence who would prefer to sell privately and save agents fees so that they can reduce their asking price.

We offer you more chances to sell your Spanish property

Because we are now in the internet age, buyers are researching and choosing their properties on their computer from the comfort of home instead of driving around looking in estate agents windows. Most buyers in the market now are coming from outside Spain so that is where your marketing effort should be concentrated.

However just being on the internet is not enough as there is so much information on the web on so many sites. To have the best chance of being seen your property details need to be listed on the first few pages of a Google or Yahoo search. Research shows that only a small percentage of buyers go beyond the first few pages. Our own web site is fully optimised so that it comes up on the first pages of Google & yahoo for all the popular search phrases for Spanish property. In addition we list our clients properties on other leading property web portals throughout Europe in different languages so we produce buyers from many countries.

Because we cover the whole Mediterranean coast of Spain we attract buyers for a wider area than most other Spanish estate agents who are local to just one town or area. The majority of buyers are open to consider other areas of Spain and not just the ones they already know. Our clients therefore have an advantage because buyers that for example were first attracted to a property we have listed in say Costa Blanca north will also be introduced to properties that match their criteria in other areas like Costa Blanca south and Murcia. Also we often have buyers who were first interested in a property close to the coast that buy a property in one of the beautiful inland areas that we have specialised since 2002.

It is now compulsary for all all property sellers to have an official Energy Efficiency Certificate issued by a qualified engineer/technician. This must also be registered with the appropriate local authority who will issue an energy label which must be made available to all estate agents, prospective buyers/renters of the property and displayed with all marketing of the property. There are fines ranging from 300 Euros to 6000 Euros for non compliance.

We create your own web pages to include many colour images and we translate into the main European languages and advertise throughout Europe. CHOOSE THE COMMISSION OPTION THAT IS BEST FOR YOU

SUMMARY OF THE COSTS & FEES
Your property will be advertised throughout Europe on the leading international property web portals. In the current difficult property market to have the best chance of selling your property needs maximum exposure to the widest possible market.

In addition we translate your property details into the main European languages to attract buyers from other countries. We send only details of your property for specific enquiries. Compare our service and you will find it is superior to all the rest.

Sales commission is due on the exchange of contracts. (We reserve the right to make a fuel supplement per viewing for inland properties in certain circumstances)

Multi-Agency Option
If you wish to have other estate agents also to market your property the sales commissions are as follows:
Sales value €1,000,000+  sales commission = 1%
Sales value €500,000-999,999  sales commission = 1.5%
Sales value €350,000-499,999  sales commission = 2%
Sales value €25,000-349,999  sales commission = 3%*
* Minimum commission €5,000 for the multi-agency option

Exclusive Agency Option
If you appoint us on an exclusive sole agency basis we will reduce the above sale commission - please contact us for quote.

Low Fixed Fee with NO Commission
With this option you still have the full estate agency service benefits and high exposure of the advertising on the top European property web portals but with a low fixed fee and NO commission. The cost of this option is only €3000 in total which will enable you to offer the property at the lowest possible price. This will greatly increase the chances of selling your property in the current buyers market.  The fixed price of €3000 is paid in two installments. The first payment of €1000 is due on registration and the second (€2000) is due on exchange of contracts when the property is sold.  Because we collect two thirds of the fee only when we have sold your property we still have a big incentive to work hard on your behalf. We think you should be wary of competitors who ask for full fees up front.

Vendors Private Sale Direct with No Commission (no accompanied viewings & all enquires vetted and sent direct)
This option is for those vendors who are in residence and wish to manage the sale themselves (and save the agents commission) but who would like to advertise on our web site to attract buyers directly. We require up to 20 quality digital images sent by email together with full details of the property and the owners. The cost of this service is only £100 p.a. to cover the administration and setting up your web pages register

Registration
If you would like to list your property with us we will need full details of your property including up to 20 good quality photos and please state which option you prefer. Then we will then create all your web pages, translate into the different languages and upload to the different web portals. We currently do not charge any extra for this advertising which is expensive but produces the results. Registration is currently free with the exception of the Fixed Fee No Commission Vendors, Private sale with No Commission (see above).



OUR GUARANTEE
We guarantee to list your property with all the websites listed above within 10 days of receiving your completed registration.

We monitor the performance of the web portals and reserve the right to make changes to the list where appropriate with the object of improving the advertising exposure whenever possible.

When we find a buyer for your property we can provide you with a Sales Pack which includes a Private Sales and Purchase Contract, some advice on taxes, a list of independent solicitors if you require. We can also provide mortgage broker services for the buyer if required.
