For vendors who wish to move back to the UK as soon as possible or who already have done so, we offer our "Try before you Buy" service. This offers the vendor a minimum rental income of 6 months from a potential buyer who has the chance to "test drive" the property and location before committing to the purchase. The advantage for the vendor is that at the least it produces an income that will allow them to move in the short term and at best it offers an increased chance of a sale in a difficult market. For the buyer it makes the decision easier because they have the chance try out the property and the location and regain some of the rent if they go ahead and buy. SUMMARY OF THE COSTS & BENEFITS All our properties are advertised throughout Europe on a minimum of 6-22 international property web portals. In the current difficult property market to have the best chance of selling your property needs maximum exposure to the widest possible market. To achieve this maximum exposure we have negotiated a low cost advertising package with the leading property web portals. In addition we translate into 9 different languages including Russian to attract buyers from other countries. We send only details of your property for specific enquiries. Compare our service and you will find it is superior to all the rest. Standard Option With our Standard Option you will receive our full estate agency services including accompanied viewings and your property will be listed on 6 Spanish property web portals. The sales commission for this Standard Option is 5% is due on exchange of contracts. Global Advertising Option Over the last 18 months this option has produced the majority of our sales. With this option in addition to all of the above Standard Option features you boost the exposure by having your property details listed on 8 additional property web sites including the top rated portals Findaproperty.com, Primelocation.com & Kyero.com making a total of 14 international web portals for Spanish property. This option offers the maximum exposure and includes full agency services including accompanied viewings. You can now book the Global option advertising for 6 months or 12 months. In return for a contribution towards the advertising costs, (€59 or €100) Because this has the best chance of a sale the sales commission is reduced to 3% to encourage a competitive asking price. Exclusive Global Option If you appoint us on an exclusive agency basis with the above Global advertising option we reduce the sale commission to just 1.5% Advertise Only Option “Direct from the Owner” This offers all the benefits and high exposure of the Global Option above with the exception of agency services. When we find a buyer for your property we can provide you with a Sales Pack which includes a Private Sales and Purchase Contract, some advice on taxes, a list of independent solicitors if you require.
