About us?
Thank you for your interest in our service for selling your Spanish property. We are a family run company and have been established in Spain since the beginning of 2002. During this time we have built up an in-depth knowledge of the Spanish property market including inland areas as well as the coast. From the start we covered a wide area as we wished to offer our buyers a greater choice than the typical local estate agent. We are proud to have built up a good reputation as an ethical agency who "goes that extra mile" to ensure a first class service for both buyer and seller. With the economic crisis having a dramatic negative effect on the Spanish property market we have responded with the following Pro-active Marketing Plan for our vendors which has successfully increased enquiries, viewings and sales.

For vendors who wish to move back to the UK as soon as possible or who already have done so, we offer our "Try before you Buy" service. This offers the vendor a minimum rental income of 6 months from a potential buyer who has the chance to "test drive" the property and location before committing to the purchase. The advantage for the vendor is that at the least it produces an income that will allow them to move in the short term and at best it offers an increased chance of a sale in a difficult market. For the buyer it makes the decision easier because they have the chance try out the property and the location and regain some of the rent if they go ahead and buy.

SUMMARY OF THE COSTS & FEES
All our properties are advertised throughout Europe on a minimum of 22 of the leading international property web portals including Primelocation.com, FindaProperty.com, & Kyero.com. In the current difficult property market to have the best chance of selling your property needs maximum exposure to the widest possible market.
In addition we translate your property details into 9 different languages including Russian to attract buyers from other countries. We send only details of your property for specific enquiries. Compare our service and you will find it is superior to all the rest.
Exclusive Agency Option
If you appoint us on an exclusive sole agency basis we reduce the sale commission to just 1.5% due on exchange of contracts.
Multi-Agency Option
If you wish to have other estate agents also to market your property the sales commission is 3% due on the exchange of contracts.
Advertise Only Option “Direct from the Owner”
This offers all the benefits and high exposure of the advertising on the 22 top European property web portals with the exception of agency services. The vendor can chooses to have their contact details listed on the web pages and then deal directly with the viewings themselves or we can receive the enquiries and send them exclusively to the vendor. The cost for this package is €500 with 50% of this due on registration to cover the admistrative and set up costs, with the balance due on exchange of contracts.
To have the best chance of selling quickly in the current market it is essential to have a competitively low asking price. This option is designed for those vendors who are able to conduct the viewings themselves or with a key holder giving you the freedom to negotiate directly with the buyer.
Registration
If you would like to list your property with us we will need full details of your property including good quality photos and please state which option you prefer. Then we will then create your 22 web pages, translate into 9 languages and upload to the different web portals. We do not charge any extra for this advertising which is expensive but produces the results. We charge a small registration fee of €60 which contributes to the extra costs of creating 22 web pages for this unique service.
We guarantee to list your property with all the websites listed above within 10 days of receiving your completed registration.
We monitor the performance of the web portals and reserve the right to make changes to the list where appropriate with the object of improving the advertising exposure whenever possible.
When we find a buyer for your property we can provide you with a Sales Pack which includes a Private Sales and Purchase Contract, some advice on taxes, a list of independent solicitors if you require. We can also provide mortgage broker services for the buyer if required.
